
The mission of the board is to foster member satisfaction, increase property values, and ensure the long-term viability of the community. The Board strives to operate with absolute integrity, manage costs, and maintain consistent adherence to established rules and guidelines. Additionally, the board leverages the collective skills and experience of its members to provide the highest degree of service to the Windsor Ridge community.
The current board of directors are:

The board of directors is made up of volunteer homeowners as elected by a quorum of members at an annual meeting. Board members are not paid for their services and govern based on the association documents. The board of directors will enforce all the association’s rules equally and fairly. They will take their fiduciary, and all other duties seriously, and will do their best to make informed decisions for the community, regardless of their roles. This will include but not limited to the following:
• Enforce the governing documents equally and fairly for all residents
• Develop a workable budget, keeping in mind the needs, requirements and expectations of the community
• Establish reserve funds
• Act on budget items and determine assessment rates
• Collect and establish annual assessments pursuant to CCR & By-Law guidelines
• Establish, publicize, and enforce rules and penalties
• Authorize legal action against owners who do not comply with the rules
• Review local laws before passing rules or sending bylaws to membership for approval
• Appoint committees and delegate authority to them
• Select an attorney, an auditor, insurance agent and other professionals for the association
• Provide adequate insurance coverage, as required by the bylaws and local governmental agencies
• Inform board members of all business items that require their vote
• Inform members of important board decisions and transactions
• See that the association is protected for the acts of all parties with fiscal responsibilities
• Attend and participate at meetings
• Supervise contractor performance of common area mowing, trimming, edging, fertilizer, and weed control
• Supervise common area Sprinkler blow-out & start up and repairs
• Complete bid preparation and supervision for common area care contracting including, lawn care maintenance, repairs, and special projects
• Preparing the HOA 1120 H Tax form for the IRS
• Organize, arrange, and conduct annual HOA meetings
• Adopt and publish Rules & Regulations
• Complete bid preparation and supervision for common area care contracting including, lawn care maintenance, repairs, and special projects
• Suspend Voting Rights and Common Area rights of usage for Members delinquent is payment of their Annual Dues
• Implement property liens on members that are more than 30 days past due on any assessments levied for violation of the Governing Documents
• Keep detailed financial and other records of the HOA business.
• Prepare an annual balance sheet and operating statement reflecting income and expenditures of the Association for each fiscal year. These reports are mailed to each HOA member along with the announcement of the Annual meeting date
• Maintain, repair, and manage Common Areas and storm drains and swales within the Common Areas
• Promulgate standards for architectural control
